Common Reasons Financing Scenarios Get Delayed
By REI Capital Consulting LLC · Updated
Missing or vague numbers
No rehab budget, a single-line budget, or no ARV estimate makes it impossible to size the loan. See construction and rehab budgets.
Optimistic value
An ARV above what recent comparable sales support will be cut by the appraisal. Price your scenario from conservative comps.
Unclear exit
“Sell or rent” without evidence for either is not an exit plan. See exit strategies.
Location outside program coverage
Programs exclude certain states and territories. Check the program page before you go under contract.
Owner-occupied property
Business-purpose programs are for non-owner-occupied investment property. A home you plan to live in needs a consumer mortgage from a licensed lender.
Entity not ready
If your LLC is not formed or its documents are not in order, closing can slip. See experience and entity requirements.
Timeline too short
Appraisal, title, insurance, and underwriting take time. A contract with a very short closing window may not leave enough.
Experience mismatch
Requesting high leverage on a ground-up build without construction experience usually does not fit. A smaller project or an experienced partner may.
