Exit Strategies: How Lenders Evaluate Your Payoff Plan
By REI Capital Consulting LLC · Updated
The main exit types
| Exit | What has to be true | Evidence to include |
|---|---|---|
| Sell after renovation | ARV supports a profitable sale inside the loan term | Recent comparable sales, days on market |
| Refinance to a rental loan | Rent supports a DSCR loan and value supports payoff | Rent comps or leases, estimated taxes and insurance |
| Sell new construction | Buyers exist at the projected price | New-build comps, builder sales history |
| Refinance to permanent multifamily debt | Stabilized income supports long-term financing | Rent roll, operating expenses, occupancy plan |
Match the exit to the term
If the loan term is 12 months, plan to finish work and close the exit with time to spare. Build in time for permits, contractor delays, listing time, and the refinance lender’s own appraisal and underwriting.
Have a backup
Lenders like to see a second path. A flip that could also rent at a DSCR-friendly level is less risky than one that only works at a top-of-market sale price.
How to present it
