Where it’s available
Multifamily availability depends on the lender, the property, and the state. We do not publish multifamily unit limits, leverage, rates, or loan amounts because they vary deal by deal. Share the scenario and we’ll identify potential options.

Multifamily questions
What kinds of multifamily projects can be financed?
Multifamily financing can cover acquisitions, bridge loans, renovations, ground-up construction, refinances, and cash-out refinances for small and larger apartment properties, and some mixed-use properties where eligible. The available structure depends on unit count, occupancy, property income, condition, location, and the sponsor’s experience. Each lender sets its own limits and approval criteria.
What documents do multifamily lenders ask for first?
Expect requests for a current rent roll, trailing 12-month operating statement, purchase contract or current mortgage statement, a renovation budget if work is planned, and a summary of your multifamily experience. Lenders use these to estimate net operating income, value, and debt coverage before issuing terms.
Is a 2–4 unit property multifamily?
Lenders often treat 2–4 unit buildings as residential and 5+ unit buildings as commercial multifamily, which can change the program, documentation, and underwriting. If you will live in one of the units, it is owner-occupied, and business-purpose programs generally do not apply. Note the unit count in your scenario.
What happens after a scenario is submitted?
We review the details, follow up if anything is missing, and compare the scenario against current program guidelines from independent lenders. If a potential fit exists, we explain the structure, what the lender may ask for, and the next step. If you choose to proceed, the lender handles the formal application, underwriting, appraisal, and approval. You are never obligated to move forward.
