How it works
Tell Us About the Deal. We’ll Take It From There.
REI Capital Consulting LLC is not a direct lender. Financing is provided by independent third-party lenders. Programs are subject to lender underwriting and approval.
The process
Four steps, start to lender decision
Step 1: Tell Us About the Deal
Share the property, the numbers, your experience, and your exit through one scenario form. No Social Security number or bank statements needed to start.
Step 2: We Review the Scenario
We check the basics: property type, occupancy, location, leverage request, budget, and timeline. If something is missing or unclear, we ask.
Step 3: We Identify Potential Programs
We compare your scenario against current program guidelines from independent lenders and explain which structures may fit and what each lender may ask for.
Step 4: The Lender Underwrites and Decides
If you move forward, the lender runs its own application, underwriting, appraisal, and due diligence. Only the lender can approve, price, and fund a loan.

Process questions
What happens after a scenario is submitted?
We review the details, follow up if anything is missing, and compare the scenario against current program guidelines from independent lenders. If a potential fit exists, we explain the structure, what the lender may ask for, and the next step. If you choose to proceed, the lender handles the formal application, underwriting, appraisal, and approval. You are never obligated to move forward.
Does REI Capital Consulting lend money directly?
No. REI Capital Consulting LLC is an independent financing consultant, not a lender. We help real estate investors organize a financing scenario and identify potential programs offered by independent third-party lenders. The lender reviews the application, underwrites the loan, sets the final terms, and decides whether to approve and fund it. Submitting a scenario to us is not a loan application or approval.
What information is needed to review a deal?
A useful first scenario includes the property address or market, property type, purchase price, rehab or construction budget, after-repair or completed value, requested loan amount, your cash or equity contribution, credit-score range, completed projects in the last three years, exit strategy, and target closing date. You do not need to send a Social Security number or bank statements to start.
Does it cost anything to submit a scenario?
There is no charge to submit a scenario through this website. If a consulting or other fee would ever apply to your transaction, it will be disclosed to you in writing before you agree to anything. Lenders charge their own fees, such as origination points and closing costs, which are set and disclosed by the lender.
