Fix-and-Flip Financing for Purchase and Rehab

Fix-and-flip financing is short-term, business-purpose funding to buy a non-owner-occupied property, renovate it, and sell it. Many programs are interest-only and size the loan on both project cost and after-repair value. Terms depend on your experience, credit, cash, and the project. Some lenders consider first-time investors.

REI Capital Consulting LLC is not a direct lender. Financing is provided by independent third-party lenders. Programs are subject to lender underwriting and approval.

Who this fits

  • Investors buying a single-family property to renovate and resell
  • Borrowing through an LLC or other business entity
  • Projects with a written scope of work and line-item budget
  • An ARV supported by recent comparable sales
  • First-time flippers with a realistic plan and cash reserves (program-dependent)

Usually not a fit

  • Any property you or your family will live in
  • Borrowing in your personal name with no entity
  • Properties in states the referenced program does not serve (NV, SD, UT, VT)
  • Renovations with no budget or no comparable-sales support

How it works

How fix & flip financing typically works

  1. Purchase

The lender funds part of the purchase price at closing; you bring the rest plus closing costs.

  2. Renovation

Some or all of the rehab budget is funded, usually reimbursed in draws after inspection.

  3. Payments

Short-term structures are often interest-only during the term.

  4. Sale

You sell the finished property and repay the loan, commonly within 12 months.

What lenders typically review

  • Business-entity borrower
  • Recent flips or rehab experience
  • Credit score and cash available
  • Purchase price and scope of work
  • After-repair value from comparable sales
  • Exit timeline versus the loan term

Where it’s available

Fix-and-flip programs are offered in many states, but not all. The COGO Capital fix-and-flip program referenced here is not currently available in Nevada, South Dakota, Utah, or Vermont. Other lenders may serve those states, so you can still submit a scenario.

Fix & Flip questions

What is a fix-and-flip loan?

A fix-and-flip loan is short-term, business-purpose financing for buying a non-owner-occupied property, renovating it, and selling it. Lenders commonly fund part of the purchase price and some or all of the renovation budget, often with interest-only payments. Leverage and pricing depend on the borrower’s experience, credit, cash, the property, and the after-repair value.

Do first-time investors qualify?

Sometimes. Some fix-and-flip and bridge programs consider first-time investors, usually with lower leverage, higher cash requirements, or other conditions than experienced borrowers receive. Ground-up construction programs generally require documented construction experience. If you are new, share your plan, budget, team, and reserves in the scenario so the right options can be identified. Final eligibility is always the lender’s decision.

Is fix-and-flip financing interest-only?

Many short-term fix-and-flip programs use interest-only payments during the term, which keeps monthly costs lower while the property is being renovated. Some programs include an interest reserve instead. The exact payment structure, rate, and points are set by the lender and depend on the borrower, the property, and the program.

What is the minimum fix-and-flip loan amount?

Minimums vary by lender. As one example, COGO Capital currently publishes fix-and-flip loans beginning around $50,000. Other programs set higher minimums. Very small loans can be harder to place because fixed lender costs are similar regardless of loan size. Share your numbers and we’ll tell you what may fit.

Are owner-occupied properties eligible?

Generally, no. The programs described on this site are business-purpose loans for non-owner-occupied investment properties. If you plan to live in the property, including one unit of a small multifamily, you will usually need a consumer residential mortgage from a licensed mortgage lender instead. Tell us about the deal if you are unsure, and we will point you in the right direction.
